Property Highlights
The South SolDuc property is a 93 acre timberland ownership with river frontage along the SolDuc River about five miles west of Forks, WA along SR110 (Forks LaPush Road) with a young Douglas fir (20+ yrs) plantation. There are three tax lots and four government lots that make up the property, along with an internal gravel road system that serves each government lot accessed by a timber management easement. Zoning is RW5 (Clallam County).


Client

Citrus COOP, based in southern California with a timber management division in northern California with approximately 335,000 acres under management in California, Oregon, and Washington.


Forestpark Work

Forestpark reviewed existing tax lot, government lot configuration, and legal lot status. A conceptual plan was developed to create or recognize four legal lots with private residential road access, shared access to portions of the river front, and a marketing plan to expose the property to rural land investors. Forestpark worked with a local broker to sell a majority of the property before implementing this plan.  Sale prices are based on the values established by this plan. To accommodate two different owners using the same road, Forestpark assisted in creating an appropriate easement and maintenance agreement so that the new owners could work together in managing their road.


Current Status

One sale closed in 2011 while the remaining acreage is under contract to close later in 2011. Sale prices are $4,500/ac or higher.
