Property Highlights
This is a 918 acre project on both sides of the South Fork Palix River in Pacific County 10 minutes east of Bay Center and 30 minutes south of Raymond/South Bend, WA. There are 60 acres on the west side of the river, accessed off of SR101/Palix River Road, while the west side property is accessed from Trask Road. There is over one mile of river frontage on both banks adjacent to the Palix River estuary. The property has been managed as a working forest. Douglas fir is the primary species with age classes ranging from three to 30 years of age.

Large timber management REIT with approximately 400,000 acres under management in Washington State and 2.4 million acres overall in the US and New Zealand.


Forestpark Work
Forestpark created lot sizes ranging in size from six to 50 acres through Pacific County’s land segregation process prior to changes in county ordinances. Lots were configured to encourage the creation of community features such as trails providing passive access to the Palix River and associated wetlands. In addition, timber management acreage and related access were prioritized to provide an on-going and sustainable forest management foundation. Forestpark used its GIS platform and spatial data gathered on-site to design the program for this forest management community. Forestpark managed various contractors to create trails, set navigational markers, open conceptual driveways, and coordinate FPA permits. Forestpark also assisted in creating a shared road and maintenance easements and forest management plans enabling new owners to continue current forest management practices, while passing on related lower property tax costs.


Current Status
As of May, 2011, portions of the property are being marketed for sale. Forestpark has not been engaged in project strategy, direction setting, nor marketing efforts. Limited sales have occurred to date.
