Property Highlights
Moffett Creek is a 15,688 acre block west of Yreka, CA (Siskiyou County) zoned Timber Production (TPZ). It has been managed historically as a contiguous timber block. The block is used by a local hunting club which maintains a healthy and sustainable deer population. Elevation ranges from 3,400 feet to about 6,000 feet and is surrounded by industrial and public forests to the east, while western and northerly ownership is comprised of private and agricultural type owners.


Client
Citrus COOP, based in southern California with a timber management division in northern California and has approximately 335,000 acres under management in California, Oregon, and Washington.


Forestpark Work
Forestpark researched existing legal tax lot status and land use regulations to explore potential land uses compatible with timberland management as well as large lot community configurations. Existing land patents were researched with assistance from a local title company, and county land planners were consulted with to determine feasibility of reconfiguring land patents. The goal was to determine if a reconfiguration would help market the property as a single block or as separate parts to adjoining owners or other investors. Forestpark established a marketing plan including a wildlife assessment, signage, a website (www.moffettcreek.com), and broker program intended to provide selling agents with resources and higher commission rate to generate higher interest.


Current Status
The property has been on the market priced at $480/ac ($7.5MM) with positive response, but no serious offers to date.
