Property Highlights
The Bay Center project is comprised of approximately 293 acre (five tax lots) situated along Willapa Bay, the South Fork of the Palix River with unencumbered access from SR101 and Palix River Road. There are a variety of high quality wetlands on the property unique to the Bay and the River. A mix of Douglas fir and Spruce are the primary species. The property was formerly managed by Weyerhaeuser Company.

Forestpark Work
Forestpark performed site feasibility and due diligence to determine if creating a large lot forest community similar to Weyerhaeuser’s Forest Reserve concept was feasible. Forestpark used its GIS platform to perform this feasibility study and to assist in creating large lot configurations that would minimize impacts on wetlands, the Palix River, and Willapa bay while retaining critical mass to preserve forest coverage. Forestpark managed on site contractors to delineate wetlands, assess general soil types, and survey the property. A record of survey was created that complied with Pacific County’s Land Segregation ordinance. Forestpark coordinated this effort successfully resulting in the creation of 44 lots with an average size of 6.5 acres.
Current Status
As of May 2011, the owner is contemplating harvesting a portion of the site. The harvest plan is being balanced with the general guidelines used to set the foundation for ultimate disposition to new owners as a forest management community. The guidelines respect the wetlands delineation consistent with Pacific County regulations in addition to leaving additional areas to act as buffers, while increasing habitat diversity.
